Asset Manager

In partnership with Legal & General PLC and NatWest Pension Trustee Limited, with hugely ambitious (and very achievable) growth plans, we are seeking an experienced Asset Manager to join our expanding estates team.  

The Asset Manager Role: 

  • Understanding the landlord’s obligations under the terms of the leasehold arrangements within each village. 
  • Ensure there is a 100-year lifecycle model for each village which will set out the long-term capex requirement  
  • Liaising with estate team to ensure there is a capital replacement programme aligned with lifecycle models and that plant and equipment is maintained in line with capital replacement forecasts. 
  • Preparing ten-year PPM forecasts which provide detailed capex requirements. 
  • Arranging for annual surveys to be carried out and update the planned maintenance schedule. 
  • Preparing annual reports recommending planned maintenance requirements for the following years in line with the lifecycle budgets. 
  • Managing the implementation of capital works projects. 
  • Providing key property advice to village managers and operational teams 
  • Maintaining building records and key information about villages 
  • Present annual plans for capital works to Village Managers and Resident’s Associations. 
  • Providing monthly and quarterly Asset Reports for boards, village managers and residents. 
  • Managing latent defect investigations seeking advice as required and liaise with legal advisors to maximise the recovery of costs.  
  • Managing and implement unit refurbishments for retirement units which are to be resold.  
  • Providing feedback on your villages and feed into standardisation programme. 

As Asset Manager you will be experienced in: 

  • Leasehold management.  
  • Managing residential housing. 
  • Compiling planned maintenance schedules.  
  • Placing building contracts and contract administration  
  • Budgetary control 
  • Be familiar with service charge obligations  
  • Health and Safety requirements and legislation 
  • Building sustainable relationships with a variety of stakeholders  
     

The Asset Manager will be:  

Qualified in a relevant Real Estate degree such as Estate Management or Building Surveying, RICS, IRPM or similar
